Matullo and Sons Inc., a family owned enterprise, has been in the construction business since 1983. The enterprise was incorporated with the formation of Oriole Builders as a subsidiary. They are prime builders of custom homes as well as home remodelers and renovation specialists in the southern Maryland area. As a certified Maryland Home Improvement Commission Contractor, Matullo and Sons also provides contracting services for home improvement including additions second story additions, garages, decks, sunrooms and major remodeling of all types.

Cost/Performance Philosophy

As custom builders, Matullo and Sons, Inc., T/A Oriole Builders, will build on the customers’ property, or its own lots, and will build to any approved architectural plan. The company prides itself in pricing its products so as to achieve the best overall cost/performance ratio. In so doing, structural integrity is never compromised. Each house is constructed with quality material and professional workmanship, with strict adherence to building code and quality assurance. Quality control of each and every construction phase is routinely performed to the highest standards of zero defects.

• In pricing its product without specific customer requirements, Matullo and sons, Inc. has developed a standard specification package that results in a price per square foot of $110-$140 (please refer to standard features list). Most houses fall within this range as depicted by the Bay/Lake Series and Traditional/Farmhouse Series per the attached plans. Custom built houses can easily exceed this per square footage price range, which is driven primarily upon window and door treatment, roof design, exterior finishing, floor covering, interior amenities, and kitchen/bath cabinetry and appliances. Our Custom Series and major remodeling projects which feature high profile roof lines and brick, stucco or fiber cement exteriors, hardwood floors, upgraded kitchens with granite countertops, are priced in the $135-$150 per sq.ft. range (please refer to attached Custom Series plans). Please note that cost per square foot is a reasonably good indicator of construction costs, but due to all the variables involved, this type of estimating should not be used by the customer to evaluate pricing among builders unless they know what these costs are based upon. For example, when we provide cost/square footage numbers such as the above, our numbers are inclusive meaning that they include allowances for the unknowns (prior to permit package) i.e., lot preparation (clearing and site work), septic, well, driveway and entrance, walks, permits and in some cases impact fees. On a standard 2000SF home these costs can easily exceed $17/SF.
